FAQs - Smith Ranch Work Force Housing Development

Is Smith Ranch part of the Town of Silverthorne?

Yes, the Town of Silverthorne purchased the Smith Ranch in two pieces, the first in 2008 and the second in 2013. Smith Ranch will be on the Town’s water/sewer system and the roads will be maintained by the Town’s Public Works department.

How big is the property?

62.7 acres in total. 51.5 acres for housing, and 11.2 acres for commercial.

Who will develop the property?

Following design team interviews by a committee made up of Town staff, Council members and citizens, local firm, Compass Homes Development, LLC., was selected as the developer of Smith Ranch.

What type of housing will be available?

The Town estimates that between 180 and 240 deed-restricted dwelling units can be accommodated on the residential portion of the Smith Ranch property. Units will be owner-occupied by local residents who work in Summit County. The developer is looking at a combination of town homes, duplex/triplex and single-family homes.

Will the developer consider the wildlife on Smith Ranch?

Yes, this has been a key topic during stakeholder engagement and during the development team’s neighborhood planning process. The review process will follow all Town regulations, and wildlife migration is always something to be considered. Policy LU 5.10 of the Town's Comprehensive Plan states: “work with the appropriate state and federal agencies to preserve and improve fish and wildlife habitat and to ensure that new developments minimize any adverse impacts on wildlife habitat breeding areas, and migration routes in and adjacent to Silverthorne". The neighborhood plan proposes to preserve large areas of wetlands, in particular a buffer zone between Smith Ranch and Willowbrook.

What type of public input will be solicited?

The first community open house was held in June 2017 a second open house was held in October 2017 and a third open house was held in January 2018.  The developer will hold additional open houses beginning in quarter 1, 2018 as the design takes shape so that the neighborhood will reflect the needs of the citizens.

Will Smith Ranch offer daycare opportunities?

Solid input was received at the open house about daycare. The developer is investigating this opportunity and has been in conversations with the Archdiocese from the Catholic Church about their interested in this opportunity.
